Rates and Scope of work

The cost of our home inspection service varies with respect to the size of the house, number of floors, number of kitchens, heating systems, etc. It also must consider if there are any other buildings attached or detached, degree of accessibility and complexity of the requested services.

A complete home inspection encompasses anywhere between 2 to 4 hours of time depending on the items above. That is why we will want to know a bit about the house you want us to inspect prior to a firm quote. We will compare your information to what we find on site prior to starting the inspection in case there is any significant difference in the site vs. your description that might warrant additional charge. You may also decide to add additional services at any time, provided we have the scheduled time to accommodate your requests, i.e., mold inspection, water inspection, radon in water, water flow, or Title V Inspection.

We will be happy to explain all of this prior to booking an appointment with us. There is a cancellation fee for canceling within 48 hours of a scheduled inspection. We book the time for you and cannot book it with others. We also expect full payment if you should decide not to proceed with the inspection, once we are on site. Again you have scheduled our time and we cannot rebook it elsewhere in this type of situation.

We will perform a visual inspection of the property and systems. We cannot inspect what we cannot see and are not responsible for moving any personal property of the owner due to liability and safety.

A typical 4 bedroom house, with an unfinished basement, and a 2 car garage attached would take about 2.5 to 4.0 hours to complete. Costs would range from $295 to $600 . Payment is expected at the time of inspection. We accept cash, a good check, or Master Charge  or VISA ( see logo).

Depending on the items above,scheduling, and options, we might  add more cost and more time as needed. We can tailor the services and the price to match your needs !.

We provide a full service that is complete and accurate and as such we are not always the low cost provider. If you are interested in a fast, incomplete, and cheap home inspection, we do not provide that service. If you want it done right, and you want the facts, just the facts, with no “spin”, then we will be happy to quote you a competitive price for services that will fit your budget.
